A mold inspection here is mostly a search for water, because the high desert air does not supply it. With seven or eight inches of rain in an average year and indoor humidity that stays low through most of the summer, mold on a Lancaster wall means something wet that wall — a pipe, a pan, a roof, a sprinkler, or a slab. Thermal imaging finds the cool, evaporating patch behind stucco or under a ceiling that the eye cannot see. Temperature and humidity readings tell us whether an evaporative cooler or a bath fan discharging into the attic is adding moisture indoors. Where we need to see inside a cavity, a borescope through a small hole is usually enough — we would rather drill a coin-sized hole than open a wall on a guess.
Sampling has a place, but it is not automatic. If there is visible growth and an obvious water source, a lab report does not change what has to happen; the material still comes out. Sampling earns its keep when there is a smell but nothing visible, when a tenant and an owner disagree, when someone in the house has health concerns and wants documentation, or when you need a comparison between the affected room and the rest of the house.
