We follow the industry remediation standard, which in practice means the work is contained and controlled instead of scrubbed in the open. The affected area is sealed off with plastic sheeting, doorways get zippered access, and registers in the work zone are covered so the HVAC system does not carry spores down the hall. An air scrubber with a HEPA filter puts the containment under slight negative pressure, so air moves into the work area and leaves through the filter rather than drifting into the living room. On tract-house floor plans where the wet wall backs a bedroom and a hall closet, that containment usually spans more than one room.

Porous material that has been wet and colonized comes out — drywall, insulation, carpet pad, and the pressed-wood bottoms of vanities and kitchen cabinets. Painting or spraying over wet, moldy drywall does not fix it. Solid, non-porous material that can be cleaned stays: framing, studs, plywood, concrete slab, and metal are HEPA-vacuumed and wiped down, and where staining remains in the wood grain after cleaning we address it and document it. Debris is bagged inside containment before it leaves the house, not carried through it.

Then the assembly gets dried, and slab-on-grade construction changes how that goes. With no basement and rarely a crawl space, water from a broken line or a backed-up condensate pan spreads flat across the slab and wicks upward into the bottom of the drywall, the baseboard, and the tack strip. Air movers and dehumidification are set to pull moisture out of the slab and the bottom plate, and we take readings until the material is dry — not until the calendar says it should be. The dry desert air outside helps once the source is stopped, which is one of the few advantages of doing this work at 2,500 feet.

Fixing the moisture source is included in the scope. That may be repairing the split hose bib or exterior-wall line, replacing a rusted-through evaporative cooler pan and sealing the roof penetration it sits on, clearing and re-pitching an AC condensate drain, repairing wind-lifted composition shingles and the flashing at a window on the weather side, sealing stucco cracks, or turning down and redirecting sprinkler heads that have been hosing the base of a wall every morning. If the repair belongs to a licensed plumber or roofer, we coordinate it so the sequence works and you are not scheduling three trades against each other.

At the end we verify: visual inspection, moisture readings on everything that was wet, and post-remediation sampling when the situation calls for it. You receive photos from before, during, and after, the readings, and a description of what was removed and what was repaired. That package is what carries the job through an insurance claim, a tenant turnover, or a sale.

When a policy covers the loss — and a sudden freeze break or a supply-line failure often is covered — we bill the carrier directly and work with the adjuster on scope and documentation. If it is not a covered loss, you get a written scope up front so there are no surprises mid-job.
