Water Damage & Mold After Freezes, Storms, and Summer Condensate

Freeze damage is first, and it is the one people moving up from the LA basin do not see coming. Winters here bring genuine hard freezes. Hose bibs split, exposed supply lines in unheated garages and exterior walls crack, and irrigation backflow assemblies break. The damage often shows up not during the freeze but during the thaw, when the split opens and water starts moving. In an occupied house someone hears it. In a vacant, foreclosed, seasonally empty, or between-tenants home — of which this market has many — water can run for days or weeks before a neighbor or a property manager notices, and by then the drywall, the baseboards, and the carpet pad across an entire wing are involved.

Winter storms are second. Only seven or eight inches of rain falls in an average year, but the wind here drives it sideways. Rain gets pushed up under lifted shingles, into hairline stucco cracks, and around window and door flashing on the weather side of the house — places that shed water fine when it falls straight down. The leak shows up as a stain at the top corner of a window or on a ceiling twenty feet from where the water actually entered.

Summer brings the third and fourth. AC condensate lines clog with slime and dust and back up into the pan, and a secondary pan that has rusted or a float switch that never worked lets the overflow go into the ceiling or the closet floor under the air handler. Evaporative cooler pans, reservoirs, and float valves leak into the wall or down the roof penetration. Add slab leaks in aging tract plumbing and sprinkler overspray soaking the base of stucco walls, and you have most of the water damage in this valley.

Slab-on-grade changes how we dry. There is nothing below the floor to pump out; water spreads flat and wide, then wicks up into the bottom of the drywall, the bottom plate, the baseboard, and the tack strip, and travels under vinyl plank or laminate where it is invisible from above. We map the wet area with moisture meters and thermal imaging rather than guessing at its edges, pull carpet pad and affected flooring, drill or open the base of walls where cavities are wet, and set air movers and dehumidifiers to dry the slab and framing. Readings continue daily until the material reaches dry, and those readings go in the file.

Where growth has already started — usually because a leak in a vacant house ran for weeks — the drying job becomes a remediation job, with containment, negative air, HEPA filtration, and removal of the material that cannot be cleaned. Doing both under one contractor keeps the sequence right and avoids the common outcome where new drywall is hung over a wet, colonized bottom plate.

We correct the source as part of the work: repair or coordinate repair of the split line, the condensate drain, the cooler pan, the flashing, or the sprinkler zone. And when a policy covers the loss, we bill the carrier directly and provide the adjuster the photos, readings, and scope they ask for, so you are not translating between a contractor and an insurance company.
